The purpose of this application is to determine whether I qualify as a tenant. If my application is approved, the Landlord and I shall sign a written lease or rental agreement. The Landlord and I have no rental agreement until the time that the lease or written rental agreement is signed.

I have provided the Landlord with a consumer credit report from a consumer reporting agency that compiles and maintains files on consumers on a nationwide basis that is less than 30 days old. If unsatisfactory to the Landlord, he may choose to obtain a more current consumer credit report at the Landlord's expense. If I cannot provide a consumer report less than 30 days old, I have paid the credit report fee indicated on this application. Additionally, I have paid the earnest money deposit indicated on this application. The earnest money application will be applied to my security deposit if the Landlord enters into a lease or rental agreement with me. If I paid for a consumer credit report, this fee is not part of the earnest money. If this application is approved, and I fail to enter into a lease or rental agreement, the earnest money and any subsequent payments may be retained to sufficiently compensate the Landlord's costs and damages, subject to the Landlord's duty to mitigate. The earnest money and any subsequent payments will be refunded to me by the end of the next business day by personal delivery to me or by first-class mail if: 1) the Landlord rejects my rental application; 2) the Landlord refuses to enter into a rental agreement with me; 3) I withdraw this application before the Landlord approves it; or 4) the Landlord does not approve this rental application by the end of the third business day following the Landlord's receipt of the earnest money. A later deadline may be used if I agree in writing, provided that the later deadline is not more than 21 days following the Landlord's acceptance of the earnest money. The credit report fee is non-refundable.

Upon receipt of my earnest money deposit in cash, the Landlord has provided me a written receipt, stating the nature and amount of the deposit. Landlord is not required to provide me with a receipt if I pay by check and describe with a notation the purpose of the payment, unless I specifically request one.

I hereby authorize the Landlord and Manager to investigate my credit and financial responsibility, income, rental and eviction history, and the statements made in this application, and to obtain a consumer credit report on me from a consumer reporting agency that compiles and maintains files on consumers on a nationwide basis. My performance under any lease or rental agreement that I may enter into with the Landlord may be reported to such reporting agency.

I acknowledge that the Manager and the agents and employees thereof represent the interests of the Landlord, but they also have a duty to treat all parties fairly and in accordance with fair housing law, and to disclose material adverse facts about the property. I was given the opportunity to review a sample lease or rental agreement, and the Landlord's rules and regulations prior to Landlord's acceptance of the earnest money. I warrant and represent that I am at least 18 years of age and that all statements herein are true and correct, to the best of my knowledge.

I hereby certify that the information I have given herein is true and correct. Any false information I provide may adversely affect me, including my disqualification as a Tenant
